Learn how often to inspect your rentals and the best way to handle the tenants



A rental property is a big investment, and good landlords will take active steps to maintain and protect their investment.

There are other types of inspections that certain landlords may perform, and some landlords will perform random drive-by inspections to check in on the property from the outside. Landlords are allowed to drive by, walk by, or bicycle by their property anytime they like. They can check to see if everything looks good from the outside.

CAN A LANDLORD DO THAT?

YES: A landlord may conduct a drive-by inspection (by walking, car, bicycle) as often as they like as long as they are not harassing nor disturbing the residents.

Some landlords inspect the property monthly.

Why should you do it?
  • A tenant can park a RV in the driveway and rent it out for income.
  • A tenant can chain a dog in the front yard.
  • A tenant can run some business from the exterior of the property.
  • A tenant can start to pile up broken cars in front of a single family house.
  • A tenant can sell drugs out of the front door.
  • A tenant can stop watering the front yard grass.
  • A tenant can repair cars in the driveway or garage for income.
  • A tenant can have an abnormal amount of people at the house, or in front of the house much too often.


Normally theses thing won't happen, but can happen.

Most of the list above can be observed with a drive by inspection.

Document Any Issues

It's important to visually and physically document issues, but it's equally essential to address such problems with your resident-in writing.
