As a landlord with one property or a new landlord, building a system and using a tool to help you optimize your time is not so important. You do not have enough tasks to automate.

You do have a few pain points:

  1. Vacancies and getting the cash flowing is important and full of tasks.
  2. Getting your rent payment on time without issues is important.


Many of the other landlord tasks are secondary, with maybe the exception of "maintenance requests".

So what do you need to do?

  1. Create a great online vacancy advertising that you can re use over the years (with pictures).
  2. Establish the rent payment process you feel good about and create a " Rent payment rules" document handout to give to your renters.


It is still worthwhile to find a good handyman you can depend on and maybe a backup if he/she is not available on occasion.

Another suggestion is to find a good online rental application to help you during the vacancy cycle. We also suggest getting a spreadsheet to keep track all of your rental income and expenses for tax time.

Oh, a rent reminder service by email is very helpful.
